How to Maintain Your Aluminium Windows and Doors: Essential Tips

One of the biggest advantages of aluminium windows and doors is their low maintenance requirements. Unlike wood (which needs regular painting and termite treatment) or UPVC (which degrades under UV light), aluminium frames are inherently durable and weather-resistant. However, a little periodic care goes a long way in keeping them performing at their best for decades.

    Monthly Maintenance (5 Minutes)

Clean the Tracks Sliding window and door tracks accumulate dust, hair, and small debris over time. This buildup can cause the panels to stick or roll unevenly.

How to clean: - Use a dry brush or old toothbrush to sweep debris out of the track channel. - Wipe with a damp cloth to remove remaining dirt. - For stubborn buildup, use a mild soap solution (never abrasive cleaners).

Wipe Down the Frames Use a soft cloth dampened with plain water or a mild detergent solution to wipe the aluminium frames. This removes dust, fingerprints, and any atmospheric deposits.

Important: Avoid abrasive scrubbers, steel wool, or acidic/alkaline cleaners, as these can damage the powder-coated finish.

    Quarterly Maintenance (15 Minutes)

Lubricate Moving Parts Apply a silicone-based lubricant (not oil-based) to: - Sliding track channels - Roller wheels - Hinge pivot points - Multi-point lock mechanisms - Handle mechanisms

Silicone spray is preferred because it doesn't attract dust like petroleum-based lubricants.

Check Weather Seals Inspect the rubber gaskets and weather strips around the frame. Look for: - Cracks or tears in the rubber - Gaps where the seal has pulled away from the frame - Compression loss (the seal doesn't spring back when pressed)

Damaged seals can be replaced individually without removing the entire window. Contact your installer for replacement gaskets.

Inspect Drainage Holes Aluminium window frames have small drainage holes (weep holes) at the bottom of the outer frame. These allow rainwater that enters the track to drain out. Check that they're not blocked by dirt or debris.

    Annual Maintenance (30 Minutes)

Deep Clean the Glass For a thorough glass cleaning: 1. Rinse with clean water to remove loose dust (prevents scratching). 2. Apply a glass cleaner or a solution of water and white vinegar. 3. Wipe with a microfibre cloth or squeegee in a consistent direction. 4. Dry the edges where glass meets the frame to prevent mineral deposits.

Tighten Hardware Over time, screws in handles, hinges, and locks can loosen from regular use. Use a screwdriver to check and tighten: - Door and window handles - Hinge screws - Lock strike plates - Friction stay arms (on openable windows)

Check for Frame Damage Inspect the aluminium frames for: - Scratches in the powder coating (touch up with matching paint if found) - Dents or impact damage - Corrosion spots (rare but possible in aggressive coastal environments)

Early detection prevents minor issues from becoming major problems.

    Special Care for Coastal Areas

If your property is in a coastal zone (Kerala, Goa, Mumbai, Chennai), the salt-laden air demands extra attention:

    • Wash frames monthly with fresh water to remove salt deposits.
    • Apply automotive wax to the powder-coated surfaces twice a year for additional protection.
    • Check screws and hardware for early signs of corrosion — stainless steel hardware is recommended for coastal installations.
    • Inspect the powder coating for any chips or scratches that expose bare aluminium, and touch up immediately.

    What NOT to Do

    • Never use abrasive cleaners or pads — they scratch the powder coating.
    • Never use strong acids or alkalis — vinegar is fine, but concentrated chemicals damage finishes.
    • Never force a stuck window — investigate and fix the cause (debris in track, swollen seal, misalignment).
    • Never paint over aluminium frames — the powder coating is designed to last. If you want a colour change, consult a professional for re-powder-coating.
    • Never ignore unusual noises — grinding, squeaking, or rattling indicates a maintenance need.

    When to Call a Professional

While most maintenance is DIY, call your installer or a professional when: - A window or door won't close or lock properly despite cleaning and lubrication. - Glass is cracked, chipped, or has lost its seal (fogging in double-glazed units). - The frame is visibly bent or misaligned. - Hardware (locks, handles, hinges) is broken or stripped. - Weather seals need complete replacement.
